Description

The Council wishes to appoint providers to the external and communal works and external maintenance, major refurbishment and repairs framework agreement. Refurbishment of mid-rise and high rise blocks across Bristol, typically from 5 storey up to 14 storeys. External and communal maintenance and paint repairs to Council owned property up to and including 4 storeys. The framework has been divided into 4 lots: Lot 1: External and Communal Repairs and Painting (North) maximum 4 contractors; Lot 2: External and Communal Repairs and Painting (South) maximum 4 contractors; Lot 3: External and Communal Maintenance, roofing renewal/repairs and associated miscellaneous works maximum 6 contractors (live project to be quoted against, Millpool Court); Lot 4: External Maintenance and Major Refurbishment of Blocks maximum of 5 Contractors (live project to be quoted against, Silcox road). 1.12 work on Lot 1 will include: — erecting and managing scaffolding on properties and blocks to enable works to take place, — repairs to the external envelope of a building up to and including 4 storeys to include, repairing or renewing joinery such as front/ rear doors/frames, brickwork and render repairs or replacement, upvc goods repair or replacement, chimney stack and roof repairs, managing asbestos removal, railing and gate repair or replacement, window servicing and repair and wet trades such as concrete pathworks, — repairs to the internal communal areas of flats and blocks up to and including 4 storeys to include, repairing or renewing joinery such as front /rear doors/frames/fire doors, plasterwork, window replacement and flooring, — decorations to the external envelope of a building up to and including 4 storeys to include all previously painted surfaces such as walls, windows, doors, facia and soffits using both traditional and specialist coatings, — decorations to the internal communal areas of a building up to and including 4 storeys using both traditional and specialist coatings. Some of the internal work may include hanging wallpaper or applying specialist flame retardant paint. The successful contractor will supply all the materials, plant, equipment and labour necessary to complete the package orders/work packages. (Average work order 1 500 GBP). These properties include domestic buildings of various sizes and construction and include houses, house type flats, low rise flats and multi storeys. Types of property will include: Easyforms, Dorlonco, BISF, PRC’s, Wimpey No Fines, Elliot Bungalows and Traditional Build. Work on Lot 2 will include: — erecting and managing scaffolding on properties and blocks to enable works to take place, — repairs to the external envelope of a building up to and including 4 storyes to include, repairing or renewing joinery such as front/rear doors/frames, brickwork and render repairs or replacement, upvc goods repair or replacement, chimney stack and roof repairs, overseeing asbestos removal, railing and gate repair or replacement, window servicing and repair and wet trades such as concrete pathworks, — repairs to the internal communal areas of flats and blocks up to and including 4 storeys to include, repairing or renewing joinery such as front/rear doors/frames/fire doors, plasterwork, window replacement and flooring, — decorations to the external envelope of a building up to and including 4 storeys to include all previously painted surfaces such as walls, windows, doors, facia and soffits using both traditional and specialist coatings, — decorations to the internal communal areas of a building up to and including 4 storeys using both traditional and specialist coatings. Some of the internal work may include hanging wallpaper and applying specialist flame retardant paint. 1.14 the successful contractor will supply all the materials, plant, equipment and labour necessary to complete the package orders/work packages. (Average work order 1 500 GBP). These properties include domestic buildings of various sizes and construction, including both external surfaces of houses, house type flats, low rise flats up to and including 4 storeys and internal surfaces to communal areas of house type flats, low rise up to and including storeys using both traditional and specialist coatings. Some of the internal work may include hanging wallpaper and applying specialist flame retardant paint. The successful supplier will supply all the materials, plant, equipment and labour necessary to complete the package orders/work packages. (Each project can range from 30 000 GBP – 500 000 GBP). 1.19 The scope of works in Lot 4 may include, but not limited to the following: — replacement flat roof covering and insulation, —replacement windows, — replacement patio doors, — external repairs and decorations, — site preparation, clearances, and grounds works, including pre and post construction dilapidations surveys to grounds, drains, and top floor flats, — protection of underground services/ground stabilisation, — designed access scaffolding and hoists, — structural surveys: structural repairs, — surface water drainage, — renewal of roof edge protection safety railings, — balcony repairs and alterations, — automatic Opening Ventilation (smoke ventilations system), — kitchen ventilation, — metal fabrications, — provision of external wall insulation or repairs to EWI including remesh, recoat, — electrical works, — upgrading of lightning conductors, — environmental improvements, including decorations, car parking, etc.
