Crawley Borough Council (CBC) is inviting expressions of interest from suitably qualified and experienced service providers in relation to entering into either one or 2 works, design and execute contracts to provide planned repairs and ongoing maintenance works (the Contracts) to CBC's housing stock which is managed under the 'Crawley Homes' banner and as further set out in the term brief set out in Annex 5 (the Programme). Crawley Borough Council (CBC) is inviting expressions of interest from suitably qualified and experienced service providers in relation to entering into either one or 2 works, design and execute contracts to provide planned repairs and ongoing maintenance works (the Contracts) to CBC's housing stock which is managed under the 'Crawley Homes' banner and as further set out in the term brief set out in Annex 5 (the Programme). This Contract does not include works to gas-fired appliances. The scope of the procurement is more fully set out in the procurement documents and a summary is as follows: Responsive repairs: periodic responsive repairs and provision of replacement parts to any/all assets and components forming part of a home or communal area, excluding the heating system where gas fired. Plumbing work: to all/any plumbing associated with a home(s) or communal area(s) including water storage, bathroom and kitchen or other plumbing, fixtures and fittings but excluding heating distribution. Electrical work: to all/any electrical distribution and components associated with a home(s) or communal area(s). To electric heating systems and installations. Periodic inspections and reports for electrical installations. Builders work: all/any builders work or enabling work necessary to fully and properly complete work to the client representative's satisfaction whilst avoiding the need for the ‘hand-off’ of work. Work to void homes: work instructed by the client representative to be undertaken in empty homes, generally prior to re-letting. Work as a consequence of a mutual exchange: work instructed by the client representative as a consequence of one tenant legally exchanging their tenancy with another tenant. Work as a consequence of a right to buy application: work instructed by the client representative as a consequence of a tenant making an application to purchase their home. Cyclical work: Any replacement or service work required on a cyclical basis. E.g. cyclical decorations. Planned replacement programme of key building components. Aids and adaptations: work instructed by the client representative that can help residents live as independently as possible and continue to access and enjoy their home, which may be grant funded including but not limited to: — kitchens, — bathrooms, — wet rooms, — access improvements/alterations. Out of hours call-out service: Attendance to out of hours call-outs requested by the client representative. Emergency plan support: The service provider shall provide the services within the scope of the contract to CBC as part of its emergency plan at the service provider's tendered rates.
